Looking for property to let in this fast moving market means that tenants need to be in a position to move fairly quickly. Those selling properties should wait for contract exchange before settling on a home to rent & a good local map is a must for those unfamiliar with the area.

The first step is to find suitable properties to view according to your specific requirements i.e. number of bedrooms, location, or schools etc. Please see list of schools at the end of this section.

REFERENCING
IWe will go through the reference process with you before or during the viewing. Usually, an independent licensed credit reference agency is used and they will pursue all the relevant enquiries including credit check, employment and financial references, and previous/ current landlord reference. This process takes approximately five working days and since admin & referencing fees are not refundable, we request you voice any questions before submitting an application to rent.

WHAT DOES RENT INCLUDE?
Most properties are now let on Assured Shorthold Tenancies (AST's) and let exclusive of utilities. This means tenants also need to budget for gas/oil (where applicable), electric, council tax, telephone and water rates etc.


DEPOSITS
This year the new Tenant Deposit Protection Scheme came into effect for all AST's. One of three government-approved schemes will apply to how your deposit is held and refunded at the end of the tenancy. Essentially the scheme aims to eradicate any disputes between tenants and landlords or their agents at the end of the tenancy. The scheme provides a free-to-tenants arbitration service, where agreement cannot be reached between the relevant parties. Fortunately such disagreements are uncommon, but the most frequent misunderstandings are attributable to cleaning for check out.

Preparing the property for check out
Tenants of properties managed by Tamlyns, are offered a pre-check out inspection. Although the detailed Inventory of Contents and Schedule of Condition, together with accompanying photographs should be the tenants' definitive guide; the following cleaning schedule can be used in conjunction with the inventory & pre-check out inspection, to ensure all tenants are fully aware of their obligations.

1. All bathroom suites and furniture should be cleaned; paying particular attention to stains and marks. Clean Shower
2. All woodwork, skirting boards etc. should be washed down.

3. Kitchen worktops, floors, cupboards and drawers inside and out should be thoroughly cleaned, as should ovens, hobs, and extractor hoods. If there is a fridge and/or freezer, these should be defrosted and cleaned - leaving open afterwards. Clean Hob

4. Windows and frames should be thoroughly cleaned inside and out. Clean Window
5. All soft furnishings including carpets, curtains etc. should be professionally cleaned, paying special attention to heavy stains. Professional cleaning recommended.
6. All electrical and light switch covers should be free from dirty marks and ceiling light fittings and shades should be clean and dust free.
7. Gardens and patios should be left clean, tidy, free of weeds and lawns cut. Shrubs should not be overgrown unless they were so at the beginning of the tenancy.
8. All reflective surfaces should be cleaned to shine and cooking appliances free from evidence of use.


Cleaning Schedule Furnished Properties. As per cleaning schedule above and additionally:
  1. All items of furniture detailed on the inventory of contents and schedule of condition should be dusted, cleaned and left in the appropriate rooms.
  2. Any mattresses, bed linen, towels should be cleaned and ironed (where applicable), and left in the appropriate places.
  3. All electrical goods and appliances including light bulbs and any garden equipment (if applicable), should be in good working order.
When vacating the property, it can be difficult to move and clean on the same day. We therefore recommend that tenants consider arranging to vacate the property a day or two before the check out date. It is usually far easier to assess and carry out cleaning works required, after you have removed all personal belongings. Tenants wishing to employ professional cleaning services may enquire at any branch office about a list of local contractors.
